Lisarow Mixed Use Development – Childcare, Medical & Commercial

The Lisarow Mixed Use Development was designed as an integrated architectural response, embedding a purpose-built early learning centre within a broader commercial and medical framework.

The childcare component is positioned to achieve secure separation from public tenancies while maintaining strong visual and spatial connections to dedicated outdoor play areas. Landscaped courtyards and perimeter planting zones are used to soften the built form and provide direct outlook from learning rooms, supporting passive supervision and indoor–outdoor learning.

Glazing is strategically located to maximise natural daylight penetration into activity rooms and allied health suites, reducing reliance on artificial lighting and improving internal amenity. Outdoor play spaces are layered with shade structures, planting and sensory elements to support child development within a compliant and controlled environment.

The built form is articulated to reduce visual bulk and respond appropriately to its surrounding context, balancing commercial presence with community scale. Careful planning of circulation, acoustic separation and servicing ensures that childcare, medical and retail uses operate independently yet cohesively.

The result is a commercially robust mixed use development that reflects Armada Architects’s design-led approach to childcare and community-based architecture.

OUR ROLE

Armada Architects was appointed architect and design lead for the Lisarow Mixed Use Development on the Central Coast, delivering comprehensive architectural services from Concept Design through to Development Application (DA), Construction Certificate (CC) documentation and construction phase site support.

The project integrates a purpose-built early learning centre with medical, physiotherapy and commercial tenancies within a coordinated mixed use building. Armada led the planning strategy, design development and technical documentation to secure approval, working closely with Central Coast Council and relevant certifying authorities.

Architectural services included:

  • Concept and schematic design

  • Development Application documentation

  • Construction Certificate documentation

  • Detailed consultant coordination

  • Site support and construction phase architectural services

The development required careful resolution of traffic and access, acoustic separation between tenancies, fire egress, servicing, accessibility, stormwater management and childcare-specific operational planning.

Armada coordinated a full team of specialist consultants including traffic, acoustic, civil, hydraulic, structural, landscape and fire engineers to deliver a cohesive, commercially viable outcome.

Documentation was prepared in accordance with the National Construction Code (NCC/BCA), relevant Australian Standards (AS), State Environmental Planning Policies (SEPP), and the Education and Care Services National Regulations.

The Lisarow project reflects Armada Architects’ expertise in childcare architecture, mixed use developments and compliance-driven design across NSW.
