Prototype Housing for Scalable Residential Delivery

Armada Architects has been commissioned to develop a single housing prototype focused on cost control, build efficiency, and repeatable delivery across multiple sites. The design prioritises a rationalised structural grid, simplified detailing, and standardised components to reduce construction time and minimise trade variability.

The prototype is configured for a high level of offsite prefabrication, including wall frames, roof systems, and selected façade elements. This approach supports faster build programs, improved quality consistency, and reduced on-site labour costs.

Façade variation is achieved through interchangeable cladding systems, material palettes, and minor geometric adjustments, allowing developers to meet planning requirements and market expectations without redesigning the core product.

The outcome is a scalable housing solution aligned with developer priorities: reduced cost per dwelling, predictable approvals, streamlined documentation, and efficient delivery.

This prototype enables rapid rollout across multiple sites while maintaining compliance with NCC and local planning controls.
